Booking terms for every shoot, plus a checklist that makes your property photograph at its best. Last updated June 2026.

Booking & Payment

  • A signed booking confirmation and 25% non-refundable retainer secure your shoot date.
  • Remaining balance is due upon final delivery of edited images.
  • Accepted payment methods: Venmo, Zelle, or invoice.
  • Rush delivery (same-day) carries a $99 surcharge when slots are available.

Cancellations & Reschedules

  • Reschedules with more than 48 hours notice incur no fee.
  • Reschedules within 48 hours of the shoot incur a $99 fee.
  • Cancellations within 24 hours forfeit the retainer.
  • Weather: outdoor + drone work may be rescheduled at no cost when conditions are unsafe.

Licensing & Image Use

  • Final images are licensed for the marketing of the listed property only — for the listing agent, brokerage, and the property seller.
  • Images may not be transferred to a future listing agent without written consent.
  • Builders & developers: model-home images may be used in builder marketing for the named community.
  • All images remain the copyright of 713 Media Photography.

Delivery

  • Standard delivery is next business day by 5 PM CT.
  • Branded and unbranded galleries are provided for MLS compliance.
  • Galleries are hosted for 90 days; archived files available on request.
HOME STAGING CHECKLIST

Prepare your home for the camera.

The hour you spend on this list is the single biggest difference between a good gallery and a great one. Print it, share it with sellers, work from the top down.

  • Turn on every light, including lamps, vanity, and under-cabinet lighting.
  • Open all blinds and window treatments fully.
  • Replace any burnt-out bulbs at least 24 hours before the shoot.
  • Clear all kitchen counters — leave 1–2 deliberate accent items only.
  • Bathrooms: remove all toiletries, close toilet lids, hang fresh towels.
  • Beds fully made, pillows fluffed, decorative pillows in place.
  • Pet bowls, toys, leashes, and litter boxes stored out of sight.
  • Vehicles moved off the driveway and away from the front of the house.
  • Trash cans, recycling bins, and yard tools stored in the garage.
  • Yard freshly mowed; leaves blown and pool skimmed when applicable.
  • TVs, computer monitors, and other screens turned off.
  • Family photos and personal documents removed for privacy in the marketing.
